Portfolio Applications

At Zephyr, we welcome portfolio applications. In fact, as a specialist BTL lender, portfolios are our bread and butter and can provide a bespoke service for the landlord’s individual needs! Take a look at this example of a case we did in 2022 for 58 properties totalling £13m, and if you have a large portfolio, get in touch – we’d love to help!

Background information on portfolios

If a client owns 4 or more mortgaged properties at completion (not necessarily as part of their portfolio with Zephyr), then additional background information on their residential BTL property portfolio is required, regardless whether they are owned as an individual or Limited Company.  Details of commercial properties are not required.

All the details we need are on our BTL Hub spreadsheet.

Once completed, the form needs to be uploaded on Core Logic’s BTL Hub (formerly called eTech). This method, also used by other lenders, is quick and simple to use and enables checks to be done.

Business plan and cash flow summary  

A Business Plan and Cash Flow Summary must be completed and submitted as part of the application in all cases where the borrower will have (or already has) 4 or more mortgaged properties in their portfolio. This is a requirement under PRA rules.

If your client is applying for a mortgage on more than one property with Zephyr, our Portfolio Overview Spreadsheet must be completed to provide details of each property that is part of the application.
