
You can get a Decision in Principle (DIP), illustration, or submit a full application via our Portal.
1. Request a DIP and illustration
Start by getting an illustration or a DIP. If you start with the DIP, the illustration will be generated when the DIP has been accepted.
If you are submitting a portfolio, please discuss the case with our sales team before submitting a DIP. We then recommend you DIP the first case and wait for a response from Underwriting before going to DIP on any further cases.
2. Submit a full application
When the DIP has been accepted, you can submit a full application.
Before you submit, check the Application Submission Guide. The documents we need depend on the type of case you’re submitting.
All applications
You’ll need the core documents that apply to your application, including:
- ID and address verification
- Evidence of income, where applicable
- A signed Directors’ Declaration if it’s a limited company case
- A signed Customers’ Declaration if it’s a non-limited company case
- A signed Direct Debit Mandate and evidence of the account e.g. bank statement
- Tenancy agreement for remortgages
- A valid EPC certificate
- Proof of deposit for purchase applications
- Conveyancing Information Form

- HMO and MUFBs – please ensure you input the correct number of bedrooms for a HMO or units for a MUFB and are clear whether it is ‘Small’ (up to 6 bedrooms/units) or ‘Large’ (7-12 bedrooms/units), as this will determine the valuation firm and the fee. If the incorrect information is provided, it could result in the wrong valuation firm being instructed, and then having to instruct the other valuation firm, so two fees would be charged.
- Portfolio applications – Our Portfolio Overview Document is required if more than one property is being brought to Zephyr and/or the borrower will have four or more mortgaged properties. A Business Plan and and Cash Flow Summary is required if the client will have four or more mortgaged properties. See our portfolios page.
- Top Slicing – Additional income and expenditure evidence is required where personal income is being used to support lending on a non-limited company case. See our Top Slicing Guide.
- Remortgage within 6 months of ownership – Please complete and submit this form.
- Partnership Incorporation – Please discuss the case with one of our sales team before submitting your application.
HMOs – please note:Â For remortgages, a current HMO licence or evidence of a licence application will be required prior to completion (where applicable). For purchases, we will require a copy of the vendor’s existing HMO licence (where applicable) and evidence that the borrower has applied for a new licence. If the property was operating as an HMO before the introduction of Article 4 restrictions and does not have the appropriate planning consent, a Certificate of Lawfulness must be provided.
