Most professional landlords are staying in the market

Our friends at The Deposit Protection Service (The DPS) – also part of the Computershare group – have just released the results of their latest landlord survey. Before the findings hit the headlines, we took an early look at the responses from the 1,100 landlords surveyed, focusing on our area of expertise: professional landlords.

Here’s what we found.

Despite the recent noise about landlords leaving the Private Rented Sector (PRS), the data tells a different story for those with larger portfolios.

  • 78% of landlords with three or more properties have no plans to sell in the next two years.
  • That figure rises to 80% for landlords with six or more properties.
  • 18% of professional landlords operating via a limited company are actively considering buying more properties in the next couple of years.

One finding stood out: only 7% of all landlords surveyed hold their properties in a buy-to-let Special Purpose Vehicle (BTL SPV). Given that over half (53%) of respondents have three or more properties – and that BTL SPVs have grown by 332% since 2016 – this figure seems surprisingly low. It could suggest that many landlords are unaware of the potential benefits of a limited company structure, such as tax efficiency, liability protection and greater financial flexibility. Of course, it’s not a one-size-fits-all approach – specialist tax advice is essential.

Our MD, Paul Fryers, said: “In what is an evolving PRS market, with many amateur landlords considering to exit, it’s a different story for professional landlords. With a continued demand for affordable housing and accessible support from mortgage brokers and lenders, there are still opportunities available for professional landlords to run a successful BTL business for many years to come.”
